Our services include market rent and property analysis to help in pricing your rental, inspections and maintenance to protect your property, marketing and advertising to quickly fill vacancies, ongoing support throughout the occupancy of your investment property and funds accounting verified by an independent auditor each month.

Owner Fees and Packages

Full Management Package
10% of gross monthly rent
$250 tenant placement fee 1st tenant & $200 each subsequent tenant placement
$300 reserve fund

  • advertise property on multiple websites
  • screen prospective tenants for credit, criminal & eviction histories
  • negotiate and maintain rental/lease agreement
  • collect deposits, fees & rent/lease payments
  • provide monthly accounting statements & on-line access to your property statements
  • serve any necessary notices
  • perform drive-by inspections 2x per month
  • perform interior inspections 2x per year
  • coordinate maintenance and cleaning services

Tenant Placement Package
$750 one time tenant placement, additional charge(s) may apply if property is located outside of our regular coverage areas.

  • advertise property on multiple websites
  • screen prospective tenants for credit, criminal & eviction histories
  • negotiate and maintain rental/lease agreement
  • collect deposits, fees & rent/lease payments
  • turn over file to owner to proceed with all other management duties

Property Guardian Package
Price determined upon services rendered

  • vacant home management
  • weekly walk-arounds with time/date stamped photos
  • ensure windows and doors are secure
  • check plumbing for possible leaks
  • forward any mail
  • arrange for maintenance or meet contractors additional fee

**ALL FEES ARE SUBJECT TO NEGOTIATION. AGREED UPON FEES SHALL BE LISTED IN SERVICE CONTRACT
